Rental Guarantee Terms And Conditions Housing New Zealand will, under the terms of its lease, typically guarantee your rent for 10 years and include a right of renewal for a further 5 years. In some cases, the rental guarantee or lease period may only be for 5 years - but still include a 5-year right of renewal. Rent payments are monthly in arrears, with guaranteed rental income for 52 weeks a year – even if the property is vacant. An 8% - 10% property management fee is deducted from the gross rent. If you sell the property during the lease period, the lease will continue with the new owners under the same terms and conditions until expiration. Guaranteed Rent At Market Rates  The market rent of the property is assessed by an independent valuer. The rent is reviewed on an annual basis and adjusted in line with market rent movements. You receive Compass Private Lease A Compass Private Lease applies to any residential investment property selected in accordance with Compass Property International’s rigorous investment criteria, but located in developments and areas where Housing New Zealand has no presence. This type of lease offers guaranteed rental income based on 90% of the floor rate, 52 weeks a year, for 5 years.
